Mammoth Built

It would appear that a path to a new 3/8 cent sales tax and new or upgraded stadiums for the Royals and Chiefs has become a bit more tenuous.

  • Did I Stutter?: Yesterday, the Jackson County Executive, Frank White, decided to veto the 3/8 sales tax ordinance because it lacked robust and binding agreements from the teams about things such as how tax dollars would be spent and an agreement to a new lease.

  • “Leaked”: A letter of intent was leaked yesterday which laid out the details of the Royals’ plan to build a new stadium and tear down Kauffman and the Chief’s plans to renovate Arrowhead. Not mentioned in the letter were items like who would pay for the tear down of Kauffman or a Community Benefit Agreement(CBA).

  • Quid Pro Quo: The teams would prefer to have the ordinance pass before they sign their new leases which are expected to last the 40-year life of the tax incentive. The bill would leave Jackson County taxpayers on the hook for nearly $2 billion.

Now that White has vetoed, the teams and the city will have until January 23rd to negotiate terms at which point it would then take six votes from the nine-member legislature to override the veto and add the bill to the April ballot.

Two Things At Once

Klover Architects

EPC Real Estate Group LLC, the developer from Overland Park, is looking to break ground on two properties in Waldo.

  • Rekindling Old Flames: EPC has renewed its plans to develop a 3.6-acre project site northeast of State Line Road and 76th Street. The 1500 Meadow Lake project would be a $63m endeavor adding 213 apartments.

  • Amenities Aplenty: The 1500 Meadow Lake development won approval back in 2022 but had been put on the back burner until recently. The development would include a pool courtyard, clubhouse, fitness center, and game room with a golf simulator.

  • Waldo’s Hot Spot: EPC is also the developer of the $90.3m project, 74 Broadway which would fit near Waldo’s 75th and Wornall intersection. The 491 apartment project looks to break ground in early 2024.

The 1500 Meadow Lake project is currently awaiting tax incentive approvals from The Port Authority of Kansas City. Should that be approved, EPC would break ground quickly to complete by 2026.

In another game that’s sure to be a classic, the Chiefs will face off against the Buffalo Bills in a rematch of the 13-second comeback divisional playoff game of 2022.

  • Mahomes Vs Bills: The Chiefs will face off against the Buffalo Bills for the seventh time in Mahomes’ career. Currently, he is 3-3 versus the Bills.

  • Cold And Wet: The weather looks to be what you’d expect out of the Great Lakes during January - snow. Luckily for the Chiefs, they practice outside so hopefully that neutralizes the weather, which is usually an advantage for the Bills when teams travel to them.

  • Want To Go?: If you’re curious how much a last-second weekend to Buffalo would cost, you could do the weekend for $1600 including flights, tickets, and a hotel. Worth it? (Flying to Toronto would save you around $400.)

The Chiefs vs Bills Divisional Playoff will kickoff at 5:30 CST on CBS and Paramount.
