How Many Buildings?

Happy Wednesday, Kansas City! Cordish Co, the owners of the downtown buildings 1, 2, and 3 Light may have targeted a new space for 4 Light.

  • Not Wasting Time: Cordish sure doesn’t waste time. Just a month after its newest building, 3 Light, officially opened, the company appears to be clearing the way to add 4 Light on the corner of 14th and Main.

  • Shuffling Things Around: John Mocke, President of Cordish’s Power and Light District, said that 4 Light is still in its early stages. Last month, the company renamed the old B&B parking lot and transferred ownership to another sub-entity.

  • Added To The Queue: Cordish likely won’t make any moves on 4 Light until they finish the adaptive redevelopment of the former Midland Office Building they announced earlier this year.

Abelardo’s Mexican Fresh

Abelardo’s Mexican Fresh, the Omaha-based fast-food Mexican chain is expanding to Shawnee with its 5th location in the Metro.

  • 1 to 100: After coming to the Northland a few years ago, Abelardo’s has begun to grow quickly in the metro with locations popping up in Overland Park, Olathe, and Lee’s Summit. The chain plans to add 3 more locations before the end of the year.

  • Tacos For Breaky: The chain offers very legit Mexican-style tacos, quesadillas, taquitos, and burritos. Beyond that, they bring something truly missing in KC- a quality breakfast taco lineup.

  • Welcoming Committee: The new Shawnee location opened on Monday with a full Mariachi band to welcome in new customers.

With the Royals moving toward downtown, the conversation around what should be done with Kauffman Stadium has been heating.

  • Local Support: It would appear that several barriers would exist to entirely replace Kauffman with a mixed-use development, similar to what you’d see in the Power and Light District. One such problem is that local lawmakers would be worried about the adverse effect on competing businesses in Independence.

  • Death And Taxes: Beyond that, the great hurdle in all of this would be taxes. Currently, the Royals have a lease that expires in 2031 and enjoy quite the tax benefit. For a redevelopment to take place, the Chiefs would need to work with several tax jurisdictions to strike a deal.

  • A New Era: One potential way forward for the Truman Sports Complex would be to build a series of entertainment structures that would only operate during the 8 to 9(or 11 if you host in the playoffs) home games a season and during large events like the Taylor Swift concert. Simply fire it up for events, and shut it down when it’s time to go home.

While the future remains unclear until the Royals choose their new home, the Chiefs have- for now- remained committed to maintaining and improving Arrowhead, which would ensure the future of the Truman Sports complex.
