Development

Applications Submitted for Major Makeover at Corporate Woods

BNIM

GSR, a joint venture between Geosam Capital and Group RMC, has filed the first formal development applications for The Woods at Corporate Woods in Overland Park.

Into the Woods: The plan introduces new residential options: townhomes and small-scale multifamily buildings designed to sit between single-family homes and larger apartment buildings. Housing would sit alongside retail, dining, gathering spaces, and lifestyle amenities, such as a new multimodal trail connecting the campus to Founder's Park and the Indian Creek Bike and Hike Trail system. The goal? Transform Corporate Woods from a traditional office park into a walkable, live/eat/play destination.
Next Steps: The filing begins a multi-step process including technical review by City staff, community engagement, and consideration by the Planning Commission and City Council. The consultant team includes BNIM, Opticos Design, Olsson, Polsinelli, and CBRE.
